Estimates
From scratch on real Cyprus dealer catalogues. Source-cited price, VAT 19% and margin on a separate line.
We build autonomous agents that read what construction actually runs on — drawings, Greek-language tender packages, EN/ETAG/EAD standards, dealer price lists and site photos — and turn them into priced estimates, compliance checks and verified progress reports.
Before the first m² is laid, weeks go into estimates, translations, reconciliations and code checks. This paperwork is done by expensive engineers — by hand and slowly.
Cyprus tenders are in Greek, suppliers in English, the team and client in Russian. Translating and cross-checking a package by hand eats days and easily drops a clause.
days of engineer timeCyprus dealer price lists are scattered and go stale. A guessed figure in an estimate is minus 15–20% margin three weeks later.
-15–20% marginEN / ETAG / EAD / EOTA, ETEK, Cyprus Building Reg, seismic and wind — every node checked by hand. Hours on what should be a checklist.
hours per nodeA general-purpose model does not know that a membrane under tiling only works with a separation layer, that positions in a Greek tender package follow their own numbering logic, or that a price in a dealer's list is not the price in an estimate. What we build is the domain layer that makes a model useful on a construction site.
EN, ETAG, EAD, EOTA, Cyprus Building Regulations, ETEK. Assemblies and tolerances are checked against the wording of the standard — including which revision applies to which assembly.
The package structure is read, positions are carried into the calculation, and the bid is checked back against the requirements. A requirement missed in a Greek annex is a disqualified bid.
Take-offs from drawings; executed work assessed from photographs — what to accept, what to redo — issued in the company's own document format.
Dealer price lists and supplier invoices are consolidated into unit rates. Every figure carries the source it came from, and plan is recalculated against actual as the project moves.
The roles are already separate — estimating, compliance, tendering, financial control, correspondence — each with its own memory and its own sources, sharing one project context. Today the estimating and document contour is the one in daily production; the other roles run and are being hardened on the same live projects. Every decision that carries liability stays with the human.
Not a set of separate specialists, but one worker who takes on the entire office and analytical side of construction. Hire one Bob — he covers five areas at once.
From scratch on real Cyprus dealer catalogues. Source-cited price, VAT 19% and margin on a separate line.
Reads tenders, including Greek. Checks your proposal against requirements, flags the gaps.
Checks solutions against Cyprus norms: EN, ETAG, EAD, EOTA, ETEK, Building Reg.
Takes site photos, assesses work: what to accept and what to redo.
Reconciles plan vs actual, tracks acts and payments, shows where money leaks.
The five areas above are already in production. Two more functions are in development — switched on as new projects come in. What's ready ships as ready, the rest is honestly marked "in development".
Replacement search, dealer-side availability, spec comparison. Placing the order still stays with a human.
Work schedules and crew coordination. For now Bob holds the context and controls finances and quality.
Bob has been running with a real Cyprus contractor for two months. No demo, no sandbox — actual sites, actual proposals, actual dealer prices. Since June 2026 we have issued 98 pieces of work — estimates, bills of quantities, method statements, contracts and reports; each one a separate job, not a re-export of the same file.
A recent one: a 60 m² terrace proposal in Limassol — priced in one hour, with take-off, consumption rates and dealer prices.
Bob works with real Cypriot contractors — not "partner logos on a website" but active users shipping commercial proposals through Bob every week.

Nothing runs unattended. The system does not sign, does not approve and does not replace the engineer's judgement — it prepares the work and shows its sources, so a person can check it in minutes instead of days.

Bob goes live in a week. Not a SaaS console with 200 settings — an embedded agent trained on your projects.
Card on file, onboarding session. No 12-page MSA up front.
In 60 minutes you hand over your dealer catalogue, proposal template, typical nodes and margin policy. Bob remembers it.
From there Bob works like a team member — chat, files, documents in your branding.
