Ця сторінка показує не кейс і не відгук, а сам документ: з чого складається кошторис, який ми віддаємо на руки, і чим підперте кожне число в ньому. Чужих кошторисів і даних замовників тут немає навмисно.

Це форма рядка, а не чийсь кошторис: назви постачальників і суми тут не наводяться свідомо. У вашому файлі на цих місцях стоять ваші постачальники, ваші дати прайсів і ваші числа.

Що ви отримуєте на руки

Кошторис у xlsx з живими формуламиНе картинка і не мертвий PDF. Видно, з чого порахована кожна сума, і можна перерахувати обсяг, не збираючи документ заново.
Розділи за видами робітУ кожній позиції один і той самий ланцюжок: обсяг, матеріал, робота, одинична розцінка.
Зведені рядкиМатеріали, роботи, накладні, непередбачені, прибуток, податок. Кожен рядок окремо, а не одним підсумком.
Джерело і дата біля кожної ціниПостачальник і дата прайсу стоять у самому рядку. Кошторис без дати старіє мовчки, і помічають це вже на об'єкті.
Позначені місця, де джерела немаєТам, де підтвердженої ціни не було, ми пишемо це прямо в рядку. Ринкову цифру замість вашої не підставляємо.

Обґрунтування

Звідки береться число

ЦінаЗ ваших документів: прайси, рахунки, специфікації постачальників. Якщо ваших немає, беремо відкриті закупівлі і називаємо джерело. Де джерела немає взагалі, позиція так і помічається.
ОбсягDWG або DXF знімаємо до квадратного метра. PDF чи скан дають оцінку, фотографія дає прикидку. Точність залежить від формату вихідних даних, і ми називаємо її до розрахунку, а не після.
РоботаНорма часу і годинна ставка, а не одна цифра за метр. Таке число можна захистити в переговорах і перерахувати, коли замовник зріже обсяг.
СтрокОдин робочий день з моменту отримання файлу. Це строк на відповідь по структурі, комплектності й обґрунтуванню, і він однаковий для всіх, хто надішле відомість.

Чек-лист

Сім місць, де в кошторисі підрядника витікає маржа

Зібрано на живих кошторисах, а не з довідників. Пройдіть цими сімома пунктами свій останній кошторис: перевірка займає менше години і робиться без нас.

Примикання і парапети не пораховані

У кошторисі стоїть площа покрівлі або фасаду за контуром, а робота йде за периметром: парапети, примикання до стін, вузли біля труб і лійок. На покрівлі це додає до площі помітну частку, і вона завжди спливає вже на об'єкті.

Матеріал узятий без коефіцієнта відходу

Рулон, лист, плита кроять з обрізком, а в кошторисі лежить чиста площа. Перевіряється одним рядком: чи є в розцінці матеріалу множник на відхід і нахлест. Якщо немає, обсяг занижений фізично, а не «про всяк випадок».

Робота без розкладки на оплату праці

«Монтаж, стільки-то за квадратний метр» без норми часу і годинної ставки. Таку цифру нічим захистити в переговорах і нічим перерахувати, коли замовник зріже обсяг.

Націнка окремим рядком унизу

Її бачить замовник і її першою викреслюють. Націнка й накладні живуть коефіцієнтом усередині одиничної розцінки, а не фінальним рядком.

Супутнє «забули»

Вивезення сміття і контейнер, підйомники і риштування, доставка, розвантаження, охорона матеріалу на майданчику. Кожне окремо дрібниця, разом це та сама маржа.

Ціна матеріалу місячної давнини

Кошторис рахується за прайсом, який уже зрушив, а договір підписується на завтрашні поставки. Кожна позиція має нести дату прайсу й ім'я постачальника, інакше документ старіє мовчки.

ПДВ стоїть не там

Ставка приклеєна до підсумку цілком, хоча частина позицій іде за іншою ставкою або поза базою. На об'єкті середньої руки це вже гроші, а не формальність.

Цей перелік не є інженерним висновком і не замінює перевірку конкретного кошторису. Це сім місць, куди варто подивитися самому.

This page shows neither a case study nor a testimonial, but the document itself: what the estimate we hand over is made of, and what backs every number in it. There are deliberately no client estimates and no customer data here.

This is the shape of a line, not somebody's estimate: supplier names and sums are deliberately not shown. In your file those places hold your suppliers, your price-list dates and your numbers.

Sections by type of workEvery position carries the same chain: quantity, material, labour, unit rate.
Summary linesMaterials, labour, overheads, contingency, profit, tax. Each on its own line, not as a single total.
Source and date next to every priceThe supplier and the date of the price list stand inside the line itself. An estimate without a date expires in silence, and that is noticed on site.
Marked places where there is no sourceWhere no confirmed price existed, we say so in the line. We do not substitute a market figure for yours.

Justification

Where the number comes from

PriceFrom your own documents: supplier price lists, invoices, specifications. If yours are not available we take open public procurement data and name the source. Where there is no source at all, the position is marked as such.
QuantityDWG or DXF is taken off to the square metre. A PDF or a scan gives an estimate, a photograph gives a rough figure. The accuracy depends on the format of the source data, and we state it before the calculation, not after.
LabourA time norm and an hourly rate, not one figure per metre. Such a number can be defended in a negotiation and recalculated when the client cuts the scope.
TurnaroundOne working day from the moment the file is received. That is the time to an answer on structure, completeness and justification, and it is the same for everyone who sends a bill of quantities.

Checklist

Seven places where a contractor's margin leaks

Collected from estimates that were actually calculated, not from handbooks. Walk your last estimate down these seven points: the check takes under an hour and needs no one from us.

Junctions and parapets are not counted

The estimate holds the roof or facade area by contour, while the work runs along the perimeter: parapets, junctions to walls, details around pipes and outlets. On a roof this adds a noticeable share to the area, and it always surfaces on site.

Material taken without a waste coefficient

A roll, a sheet, a board is cut with offcuts, and the estimate holds the clean area. Checked in one line: does the material rate carry a multiplier for waste and overlap? If it does not, the quantity is understated physically, not "just in case".

Labour with no breakdown into a time norm and a rate

"Installation, so much per square metre" without a time norm and an hourly rate. There is nothing to defend that figure with in a negotiation, and nothing to recalculate it with when the client cuts the scope.

Margin as a separate line at the bottom

The client sees it and it is the first thing struck out. Margin and overheads live as a coefficient inside the unit rate, not as a final line.

The accompanying items are "forgotten"

Waste removal and the skip, lifts and scaffolding, delivery, unloading, guarding the material on site. Small one by one, together they are exactly the margin.

A material price a month old

The estimate is calculated against a price list that has already moved, and the contract is signed for tomorrow's deliveries. Every position must carry the date of the price list and the supplier name, otherwise the document expires in silence.

VAT in the wrong place

The rate is glued to the total, while part of the positions carry a different rate or sit outside the base. On a mid-sized object that is money, not a formality.

This list is not an engineering opinion and does not replace the review of a specific estimate. These are seven places worth looking at yourself.
